Our 5-Step Mold Removal Process

Inspection and air sampling

We use a calibrated moisture meter and infrared thermal camera to map all moisture-affected areas without opening walls unnecessarily. Air and surface samples go to an accredited laboratory. You receive the lab results — not just our verbal assessment.

Containment setup

We seal the work area with 6-mil polyethylene sheeting and establish negative air pressure using HEPA-filtered negative air machines. Air inside the containment zone exhausts to the exterior. Mold spores cannot reach clean areas of your home during the job. This step is what separates professional remediation from surface cleaning.

HEPA air filtration and removal

HEPA air scrubbers run continuously throughout the job, capturing mold spores from the work zone air down to 0.3 microns. Affected drywall, insulation, and porous materials are removed and double-bagged in sealed polyethylene before leaving the containment zone. Non-porous surfaces are HEPA vacuumed and wiped with EPA-approved cleaning agents.

Antimicrobial treatment and moisture source correction

EPA-approved antimicrobial solution is applied to all surfaces in the work zone. We address the moisture source — the drain line, the AC condensate drain, the roof penetration, the crawl space vapor barrier — because mold grows back if the moisture source is not corrected. Remediation without moisture correction is not remediation.

Post-remediation verification

After the job is complete and the work area has been cleaned down, we run a final round of air samples. These go to the same accredited lab. The lab compares indoor mold spore counts against outdoor baseline levels. A passing clearance confirms mold levels are normal. You receive a written clearance report — this is the document your insurance company needs and the document that confirms your home is safe.
