Why crawl space mold is common in Haines City
Haines City and the surrounding Polk County area have a high water table. Soil under homes stays moist even without rain. Crawl spaces without proper moisture barriers or ventilation accumulate humidity, and mold grows on the wood framing — floor joists, beams, and subfloor — that makes up the structural base of the home.
After Hurricane Ian, standing water sat under many Polk County homes for days or weeks. The wood absorbed that moisture and provided ideal conditions for Aspergillus, Chaetomium, and Stachybotrys to take hold on floor joists. We have treated crawl spaces in Lake Hamilton, Dundee, and Haines City proper where water from Ian created mold problems that persisted more than a year after the storm.
Signs of crawl space mold
- Musty smell on the ground floor of your home that worsens in humid months
- Soft or spongy flooring above the crawl space
- Visible dark growth on floor joists when you look into the crawl space
- Increased allergy or asthma symptoms at home
- High indoor humidity readings even when the AC runs well
Crawl space mold removal process
We set up containment at the crawl space entry and use negative air pressure to prevent spores from entering the living space during work. We remove and replace any structural wood that mold has penetrated too deeply to treat. On wood that can be treated, we wire brush and HEPA vacuum the growth, then apply EPA-approved antimicrobial solution. The treated wood is allowed to dry before encapsulation.
After mold removal, we apply a crawl space encapsulant — a heavy-duty vapor barrier that covers the soil floor and staples to the walls and floor joists. This eliminates ground moisture evaporation, the primary driver of crawl space humidity in Polk County homes.
Chaetomium is a mold that grows specifically on water-damaged wood and produces its own mycotoxins. It is common in Florida crawl spaces after flooding. We frequently identify it in Polk County crawl spaces tested after Hurricane Ian flooding.
